Land and property continue to play a vital role in our ongoing operations. Our Development Division is engaged in a broad range of projects across the industry in Scotland. We have 8 active development sites being promoted through the planning process, ranging from large-scale residential sites to retail and industrial developments. Additionally, we hold a portfolio of investment properties that contribute to a stable income year-to-year.

Development Projects

Wellwood,
North Dunfermline

160 ACRES
LARGE RESIDENTIAL DEVELOPMENT
Forming part of I & H Brown’s wider land interests in North Dunfermline, Wellwood is a large housing-led development. Following a lengthy process of Local Plan promotion, the site obtained consent in 2017 for 1100 houses, employment land, and a primary school. I & H Brown obtained all technical consents for site servicing including access, drainage, and earthworks. Off-site drainage upgrades have also been completed, as well as on-site grouting to treat historic mine workings. To date, the first three phases of development – extending to over 300 houses – have been sold to national housebuilders. Read more

Banknock North, Banknock, Falkirk

LARGE RESIDENTIAL DEVELOPMENT
I & H Brown have successfully assembled all the necessary land required for development on this large site to the north of Banknock. The site has faced many complex technical obstructions to development including drainage constraints, protected species, complex ground conditions, and access complications. Planning Permission in Principle was granted for this 450-house residential-led mixed-use development including retail in 2016. Now that all technical constraints have been addressed and all necessary consents are in place, the site has been marketed for sale and missives progressed with a national housebuilder to sell the whole site. Cocklaw Street is a large mixed-use development proposal extending to 114 acres in the south of Kelty. In addition to 900 new houses, this development also comprises employment land, extensive greenspace, landscaping, and a new primary school. For several years, I & H Brown have worked closely with the local community, promoting the site through the Local Plan process for development. Fife Council have now granted Planning Permission in Principle and we anticipate an early site start. Mid Craigie Retail Park,
Dundee

COMMERCIAL DEVELOPMENT
Mid Craigie Retail Park is a highly prominent development site in Dundee. The site, which spans 10 acres, was acquired from American-owned company, ABB. The site had a legacy of contamination and we worked in conjunction with ABB to design a remediation strategy. This was implemented under licence prior to acquiring the site in 2009. Following lengthy planning disputes, consent was eventually obtained in 2017 for food, retail, and a range of other commercial-led proposals including a coffee drive thru, car showrooms, pubs, restaurants, and other employment uses. I & H Brown designed all on-site infrastructure, ground modelling, and drainage. All on-site infrastructure and site servicing was carried out by I & H Brown in advance of a sale to food retailer Lidl, and for the completion of 16 business units. Land was also sold to Arnold Clark and following a successful planning appeal Tim Hortons have now commenced construction of a coffee drive thru. Read more

I & H Brown have been working on this development opportunity with our joint venture partner A & J Stephen Ltd – a local Perthshire housebuilding business. This has proven a successful partnership through the shared achievement of a Local Plan housing allocation on this large southern expansion to the Perthshire village of Luncarty. The land in this joint venture extends to 110 acres and in 2019, Perth and Kinross Council granted planning consent for up to 650 houses, in addition to a small area of employment land. Our Ruthvenfield Development comprises 12.5 acres of prime employment land located adjacent to the thriving Inveralmond Industrial Estate. Having initially purchased the land in 2016, we were granted outline planning in 2019, and have been promoting the site through planning since. The location presents the strongest commercial and industrial development opportunity within the Perth area. We expect construction of infrastructure to commence on the site in the next 12 months.
